A South Carolina architecture firm has unveiled its new Midlands office located in a new mixed-use community in West Columbia.
Developer Estates and Cos. has completed 4 West with the grand opening of LS3P. A grand-opening celebration will be held at 4:30 p.m. Thursday, Oct. 24, with a ribbon cutting ceremony hosted by the Greater Cayce West Columbia and the Lexington Chamber followed by a happy hour with light hors d’oeuvres hosted by Estates and Cos., according to a news release.
4 West is the latest urban mixed-use development in the River District of West Columbia and the final addition to the Brookland community.
“This community was a vision Estates had many years ago for what this land and area could become. With the addition of Brookland/4 West and the help of so many people and organizations, it has completely transformed the area while producing much growth and synergy in West Columbia,” Teresa Hodge, senior project manager with Estates and Cos., said. “We are thrilled with the final product, the residents and commercial tenants that bring to life the community, and the highlights such as the Brookland Mural, the West Steps, and the common spaces that add to the quality of life. The fruition of this vision is truly enriching for all involved.”
This milestone marks a significant achievement in the ongoing growth and revitalization of the area, the release stated. It is the culmination of the efforts through the public/private partnership with the City of West Columbia.
“I am excited LS3P has made its home in the beautiful 4 West section of the Brookland Development,” West Columbia Mayor Tem Miles said in the release. “This wonderful addition to our business community completes a multi-year project between Estates and Companies and the City of West Columbia. This project has greatly improved our region, and I am thankful for all who have played a part in it.”
The Brookland and 4 West community features 256 upscale apartment homes alongside commercial tenants, according to the release. The commercial spaces include Black Rooster, Select Physical Therapy, The WRKT, Gentleman’s Quarters Barbershop, Another Broken Egg Cafe, and the newest addition, LS3P architectural firm.

LS3P’s new office spans over 11,000 square feet, draws upon its surroundings, incorporating a private outdoor terrace with skyline and river views, the release stated. While connecting the indoor with the outdoor, these gathering areas boost connectivity and introduces a modern work environment that will be home to over 35 employees.
