A historic building in Columbia’s Vista District is undergoing a comprehensive renovation to transform the early 20th-century facility.

The multi-million-dollar restoration of The Palmetto Candy & Tobacco Building will transform the 9,800-square foot building, originally constructed in 1912, into a modern workspace while preserving its historic charm, according to a news release from Trinity Partners.

Jerry and Ben’s LLC, a Columbia-based real estate investment firm, purchased the building in 2021 and brought in partners to re-envision a new chapter for the two-story, vernacular masonry commercial building located in the heart of Columbia’s West Gervais Historic District, according to the release.

For nearly a century, the Palmetto Candy & Tobacco Company sold confections, tobacco products, sodas and other treats from the building located across the street from the historic Seaboard Train Station on Lincoln Street, the release stated. Some older Columbia natives may remember when the building housed the only mechanical elevator in the city, as well as original candy-making tools and large, steel tables displaying vast boxes of candy and snacks.

The renovation of the Palmetto Candy and Tobacco Building is focused on preserving its historic elements while upgrading the infrastructure to meet contemporary standards, the release stated. Boyer Commercial Construction is overseeing the comprehensive rehabilitation which should be completed in December 2024. MCA Architecture of Greenville is providing architecture and design for the project.

The developers have secured The Bailey Bill as well as federal and state historic preservation tax credits to support the restoration efforts, according to the release. Trinity Partners is handling leasing of the property, ensuring it becomes a vibrant part of the Vista District business community.

The upper floor of the building will become the new home of Beam & Hinge LLC, a custom website design and development firm, currently located on Columbia’s Main Street, according to the release The first floor is being demised into two separate 1,900-plus square-foot units available for office or retail tenants.

“The renovation of the Palmetto Candy & Tobacco Building and the relocation of Beam & Hinge are expected to bring significant benefits to the Vista, fostering a sense of pride and continuity in preserving Columbia’s architectural history while providing a collaborative environment for our associates and clients,” Dan Stanton, CEO of Beam & Hinge, said in the release.

This relocation coincides with Beam & Hinges 10-year anniversary and the launch of its newly redesigned website.
